Who owns & manages Broadmead?

The Stony Run Friends Meeting opened Broadmead in 1979 as a private, not-for-profit, Life Plan Community. We continue to operate under the ownership of a Quaker-guided, not-for-profit corporation.

What is a Life Plan retirement community?

A Life Plan Community offers financial security, flexibility, and peace of mind by providing a package that includes your residence, amenities, services, social opportunities, and access to healthcare services.

At Broadmead, residents have priority access, if ever needed, to our continuum of care, including assisted living, rehabilitation, and comprehensive nursing care. Residents also benefit from our strong focus on person-centered wellness, which helps keep them active and independent.

Who can be a resident of Broadmead?

Our community is open to all individuals at least 60 years of age who meet the financial and medical criteria of the application process.

How do I know if I can afford to live at Broadmead?

A financial pre-qualification meeting with one of our residency counselors will help determine which size and style of home is best suited to your personal financial situation.

What types of residences do you offer?

Broadmead currently offers studio, one-bedroom, and two-bedroom Garden Homes, some with dens, which are available in a variety of floor plans.

The Hillside Homes offer one-bedroom with den and two-bedroom (some with dens) options, within connected buildings for spacious, open concept apartment home living.

May I personalize my residence?

Garden Home residences:

  • Single story homes
  • Homes feature a patio, sunroom, or four-season room depending on location
  • Studio, one-bedroom, and two-bedroom models available, some with dens
  • Available in a variety of floor plans
  • You may personalize your Garden Home with colors, flooring, finishes, fixtures, and more to fit your tastes and lifestyle1

Hillside Home residences:

  • Open concept apartment homes, incorporating 9 foot ceilings and dual light exposures
  • Modern finishes, such as granite, tile, and crown molding
  • Convenient underground parking
  • You may select your Hillside Home and then customize it with colors, flooring, finishes, fixtures, and more to fit your tastes and lifestyle1

1Broadmead must approve any customization that exceeds standard specifications, and expenses are the responsibility of the resident.

Will it cost more to live at Broadmead than where I live now?

Many people find that the cost to live in our community is either comparable to or more affordable than living in their current house or condo. We invite you to complete our Wisdom of Our Value form to see for yourself.

When you consider the included amenities and services at Broadmead versus what they would cost on your own — then add your mortgage, property tax, insurance, upkeep, and repairs — you may be pleasantly surprised.

Do I pay an entrance fee to move in?

Yes, the entrance fee entitles you to become a resident of Broadmead with the right to enjoy your private residence and all of the shared amenities. Entrance fees vary depending on the size of the residence.

Refund options at Broadmead include a Four-Year Declining Balance Traditional Plan or a 90% Return of Capital Plan.

Carefully read the Residence and Care Agreement for the conditions that must be satisfied before Broadmead is required to pay the Entrance Fee refund. The portion of the Entrance Fee to be refunded after the Performance Date is not held in trust or escrow for the benefit of the resident after the Performance Date.

How can I pay an entrance fee if my house hasn’t sold?

Some prospective residents can take advantage of Broadmead’s Incremental Entrance Fee Payment Amendment, which requires additional screening and approval.

How is the monthly fee determined?

The monthly fee varies depending on the Residence and Care Agreement, and on the size of the residence and number of occupants. Our marketing team will provide a complete list of pricing and a full selection of floor plans to help you determine which residence best suits your financial and lifestyle needs.

What is included in the monthly service package?

Your monthly service fee at Broadmead gives you access to all services, amenities, and activities.

Is the monthly service package subject to change?

The monthly service package will be reviewed annually by the board of trustees and management, and may be adjusted based on actual operating costs. Costs are carefully managed, and fees reflect the lowest possible rate to maintain sound financial practices and a quality lifestyle.

What do I pay if I move to a higher level of care for an extended period of time?

With a Type A contract — should you require a higher level of care such as assisted living or skilled nursing care — your basic monthly fee will transition to the monthly fee for a standard two-bedroom Cadbury Garden Home that is in effect at the time of your move. With a Type C contract, you will transition to the then-current per diem rate for care. See the Residence and Care Agreement for more details.

What happens if I run out of money?

Each resident may turn to the Broadmead Resident Assistance Fund should he or she ever experience a natural depletion of financial resources.

Which type of continuing care contract is available?

Broadmead offers residents the choice of either a LifeCare (Type A) contract or a Fee-for-Service (Type C) contract. Each contract type requires payment of an entrance fee and a monthly fee to cover the cost of the residence and access to amenities and services.

With a LifeCare contract, continuing healthcare services — including on-site assisted living, rehabilitation, and skilled nursing care are included in the contract. With a Fee-for-Service contract, these services are billed and paid for as incurred.

Do I need personal health insurance?

Yes. See the Residence and Care Agreement.

Can I bring my dog or cat?

Yes! We know pets are family and up to two per residence are welcomed at Broadmead as well. All pets must be on a leash when outside, and residents are expected to pick up after their pets. All pets must have complete vaccination records. Broadmead also offers a very unique “Pet Park” designed for the enjoyment of both pets and their owners.

Are my guests welcome to join me in community activities?

Yes! Your family and guests will be welcome to visit and attend special community activities and events at Broadmead. Your guests will also be able to join you in our dining venues.

What makes Broadmead unique?

Our truly beautiful campus is in a natural setting, where you’ll live among a welcoming group of individuals who are determined to create their own path in life. This include active participation by many in the active and involved Broadmead Residents’ Association. We offer a selection of residence styles, sizes, and floor plans, as well as a variety of Residence and Care Agreements.

How is the medical care at Broadmead?

It is very well-regarded by our residents. For those who need supported care, we offer Taylor Assisted Living, Darlington Memory Care, Hallowell Long-Term Comprehensive and Rehabilitative Nursing Care, and Douglass Short-Term Rehabilitation and Skilled Nursing Services.

How do I know that Broadmead is able to meet its long-term financial obligation to its residents?

Broadmead has been a well-respected and financially stable Life Plan Community for more than 45 years. Please reference the Broadmead annual disclosure statement for more information.

How do I secure my future?

The best way to secure your future at Broadmead is to join the Priority List by making a $5,000 fully refundable deposit, plus a non-refundable $300 application fee. This deposit will be applied to your home’s entrance fee, or will be returned to you should you decide not to become a resident. Please ask the marketing team for full details and how to qualify.
